APPROVAL FORM” For
information regarding this form or assistance in submitting your project to the
committee, call Eugene Burger Management Corporation (EBMC) at 828-3664.
Washoe County Building Department will require the committee’s approval
stamp on all submissions for building permits. For more information concerning
requirements for building permits, please call Washoe County Building &
Safety Division at 328-2020. SUBMIT
FORMS, PLANS AND FEES TO: EBMC, 5011 Meadowood Mall Way, Suite 200, Reno, Nevada 89502. SECTION
1 You
can obtain the ASSESSORS
PARCEL #(APN) and/or the FIELDCREEK
ESTATES ADDRESS and /or the UNIT,
BLOCK & LOT # from the Washoe County assessor at 328-2277.
(You must have one of the three items to find out the other two!) SECTION
2 Applicants
must OWN THE LOT prior to submitting plans to the committee.
The committee cannot review plans unless the lot sale has closed escrow. If
the application is for a “SPEC” house, be sure to sign and include the “NOTICE
OF INFORMATION TO THE BUYERS”
form which must be included in this application and will be kept on file. Architectural
plans must be submitted on the stamped “Title Block” of a NEVADA REGISTERED ARCHITECT OR NEVADA REGISTERED RESIDENTIAL DESIGNER.
The committee can not accept architectural plans from unlicensed
designers or from engineers. For
more information or to check the License status of your designer, call the
Nevada State Board of Architecture, Residential Design, and Interior Design at
(702) 486-7300 (Las Vegas). The
CONTRACTOR is responsible for
following all Fieldcreek Estates rules during construction.
If you have not hired a contractor, leave this space blank. If the
applicant is the general contractor, write “same as applicant”. Provide
us a CONTACT NAME AND PHONE NUMBER
for the person the committee should contact regarding this project. The
architectural committee meets on the first and third Tuesday of every month.
Plans and applicable fees must be delivered to the EBMC office by 4:00
p.m. on the Friday before the meeting in order to be included on the agenda. SECTION

the attached checklist, which contains useful information to assist you and your
design team in preparing your submission. It
is a requirement to submit the checklist.
For “TYPE OF PROJECT”: Check
all that apply. If you are
submitting a new house plan, you can save the cost of submitting later for a
fence or landscaping by including them with your house submittal.
You are encouraged to submit preliminary elevations and site plans, etc.
(For preliminary submissions, item #2 and #3 below are optional). For
NEW HOUSES AND ADDITIONS, we require: 1.

Plan
review fee of $200.00 for
the first submittal of a plan (including preliminary submittals). There is no
fee for the second submittal; however, each subsequent resubmit will require a
$50.00 fee. Revisions to previously approved plans will require an
additional fee of $50.00 for each re-submittal. 5.
The
project approval form and
information to buyer’s form (if applicable). 6. $2,000 refundable deposit payable upon submittal of first preliminary plans for new houses.
7. Plan
review fee of $200.00 for
the first submittal of an addition plan (including preliminary submittals).
Additions include garage and or structural additions attached to the
home. Revisions to previously approved plans will require an
additional fee of $50.00 for each re-submittal. 8. $1,000 refundable deposit payable upon submittal of plans for additions. Deposit is fully refundable after completion of project and and either a surveyor’s report or an engineers report indicating that the setbacks and height limitation has not exceeded the required height allowed and complies with height shown on the approved plan. This information will need to be turned into EBMC, inspected and approved by the Architectural Committee. 9. We
must receive a copy of the Certificate of Occupancy within 12 months or an
extension must be applied for. For
LANDSCAPING PLANS AND ALL OTHER PLANS, which
are NOT part of a new house or
addition submittal, we require: 1.

sets of plans drawn in a legible, professional manner on 24” x 36” page
maximum. Two sets will be returned to you. 2.

sets of plans reduced to fit on an 11” x 17” page. 3.
Color/material
submittal form. 4.
Plan
review fee of $50.00 for the submittal of a plan. 5. $500 refundable deposit payable upon submittal of plans for outbuildings including but not limited to storage sheds and pool equipment sheds, fencing, landscaping and any exterior changes to your home. Deposit is fully refundable after completion of project and inspection by a member of the Architectural Committee. FEES

SECTION
4 LOT
SIZE is the
gross square footage of the lot. You’ll
find this in your escrow papers. TOTAL
LOT COVERAGE is
the area in square feet taken up on the lot by the building and garage and any
porches or patios (the amount of roof area less overhangs).
Include existing lot coverage with any new additions. TOTAL
PROJECT SIZE is
the total square footage of enclosed floor space (heated) and including garages.
Check your escrow papers for minimum requirements, which may vary from
unit to unit. REFERENCE
CORNER ELEVATION is
determined by your surveyor. (You
can also use a reference datum @ elevation = 100’). ALLOWABLE
HEIGHT PER CC&R’S is
in your escrow papers. It can also
be obtained from the architectural committee. MAXIMUM
PROPOSED ROOF HEIGHT is
the highest point of the roof excluding chimneys and vents.
It is measured from the reference corner elevation, NOT
THE HOUSE ITSELF. Have your
designer provide this information. If this information is not provided, plans
will not be reviewed. VARIANCE
REQUESTS to
exceed the ALLOWABLE HEIGHT PER
CC&R’S: You will need to submit (on a separate page) an explanation of
why your proposed design needs a variance.
