ARCHITECTURAL APPROVAL
Any exterior architectural changes must be APPROVED THROUGH THE
ARCHITECTURAL COMMITTEE PRIOR TO ANY WORK BEING DONE. It is important that
you get Architectural approval for any additions or modifications no
matter how minor, before any work is started. If you have any questions
regarding the Architectural procedures please click here
or contact Eugene Burger Management for the information and time frame for
submitting requests. By following the proper procedures you avoid
non-compliance notices and costly fines. Architectural Guidelines are
established to maintain property values and give the community a
harmonious living environment. Without these guidelines you could find
yourself living with a circus of colors and styles. This includes
landscape changes or any additions to.
RECREATIONAL VEHICLES Boats,
motor homes and other recreational vehicles. It is important that
you follow the rules and regulations pertaining to the time limits and
the parking restrictions set by the association. Please be sure that
your recreational vehicles are properly stored and not parked on the
street or in your driveway for more than a 24-hour period. Please refer
to Page 9, paragraph 2.7 of your CC&R's.
TRASH CONTAINERS
Please refrain from putting trash out for collection on Sunday
afternoons, it's so unsightly. Later Sunday evening is acceptable
but Monday morning is preferred. Sitting out over night can also be a
lure for unwanted predators. If you recycle, PLEASE secure newspapers
properly so they are not blown astray. Any scattered refuse is the
resident’s responsibility. Please be sure to put your trash containers
away as soon as it is possible for you to do so. Leaving your trash
container out for a lengthy period of time is a violation of the
governing documents. Please refer to Page 12, paragraph 2.22 of your
CC&R’s. Let us all cooperate in maintaining a tidy
appearance of our neighborhood. Also you can check
here.
FILING A VIOLATION
Most of our rules and regulations are founded primarily on
maintaining a quality appearance of our community, avoiding liabilities,
which might otherwise be imposed on the association, and protecting the
rights to respect, privacy and quiet enjoyment for all residents.
Correctional procedure for violations can take place only if the
property manager receives a written, signed complaint
from a homeowner. COMPLAINANT IDENTITY IS KEPT IN STRICT
CONFIDENCE BY EBMC. Even board members are not privileged
to this information! The complaint form is here.
